Step 1: Start With a Buyer Consultation
Before we start talking about granite countertops and number of bedrooms, I want to know what you’re trying to accomplish. Where do you want to live? What does your ideal home look like? What’s important to your daily life?
What timeline are you considering? Is this your first purchase, your next home, or part of a bigger financial plan? A buyer consultation gives us an opportunity to discuss your goals, the purchasing process, representation, and what we may need to do next. You don’t need to be ready to purchase tomorrow.
You just need to be ready to start the conversation.
Step 2: Understand Your Financing
If you’re financing your purchase, connecting with a qualified lender early can help you understand your purchasing power, estimated payment, potential cash requirements, and financing options.
And remember:
Your maximum approval isn’t necessarily your personal budget. A home should fit into your life—not consume it.
Step 3: Build Your Search Around Your Priorities
Once we understand your goals and budget, we can create a more focused home search. Location, property type, size, condition, parking, outdoor space, transportation, amenities, and other factors may influence what makes sense for you. There will usually be things you need, things you want, and things that would simply be nice to have. Knowing the difference can make your search much more productive.
Step 4: Tour With Purpose
Touring homes can be exciting, but we’re not simply looking for a pretty kitchen. We are evaluating how a property fits your needs, goals, budget, and long-term plans. Pay attention to condition, layout, location, maintenance, and features that may matter after the excitement of the showing wears off.
Step 5: Prepare an Offer
When you find a property you want to pursue, we’ll review available information and discuss how you want to approach the offer. Purchase price matters, but a real estate contract includes more than price. Financing, deposits, contingencies, timelines, settlement terms, and other provisions can all matter.
Step 6: Navigate the Contract
Once your offer is accepted, you’re under contract—but the work isn’t over. Depending on your transaction, the next phase may involve deposits, inspections, financing, appraisal, title work, deadlines, and settlement preparation. My role isn’t simply to help you find the house. It’s to help you navigate the transaction.
Step 7: Prepare for Closing
Before settlement, you’ll typically have a final walkthrough according to the terms of your transaction. Then comes closing and, when everything is complete, the moment you’ve been waiting for: The keys. Buying a home can feel complicated when you’re trying to understand everything at once.
You don’t have to. Start by saying: “Marion, I’m thinking about buying.” We’ll build the plan from there.
