It’s easy to open an app and start saving homes. But before we spend weekends driving from one property to another, I want to understand what you’re actually looking for. What’s your comfortable budget? What type of property do you want?
How much space do you need? What locations are you considering? What does your daily routine look like? Are you purchasing your first home, moving from another property, relocating, or looking for something completely different?

Location Within Prince George’s County Matters
Prince George’s County covers a large area, and different communities may offer very different housing options and access to the places that matter to you. Think about your normal routine. Where do you work? What transportation routes are important?
What places do you visit regularly? How much driving are you comfortable doing? What type of environment are you looking for? Those answers can help us determine which areas deserve a closer look.
Decide What Type of Home Fits
Your search may include detached homes, townhouses, condos, resale properties, or new construction. Instead of assuming one property type is automatically best, consider your lifestyle, budget, maintenance preferences, and long-term goals. A larger home may give you more space but also more property to maintain. A townhouse may offer a different balance of space and maintenance.
A condo may offer another option depending on your location preferences and lifestyle. The right choice is the one that works for you.
Understand Your Budget Beyond the Purchase Price
Your maximum purchase price isn’t the only number that matters. Financing, estimated monthly payment, taxes, insurance, applicable association or condo fees, maintenance, utilities, and other ownership expenses can affect affordability. I want you thinking about the home you’ll enjoy owning—not simply the home you’re able to purchase. New Construction or Resale?
Prince George’s County buyers may encounter both existing homes and new-construction opportunities. Both can be worth considering. New construction may offer certain layouts, features, warranties, or incentives. Existing homes may provide different locations, lot sizes, characteristics, pricing, or timelines.
The better choice depends on your priorities. If new construction interests you, involve me early—preferably before beginning serious conversations with a builder.
Look Beyond the Photos
Beautiful listing photos can get your attention. But once we tour the home, we’re looking beyond décor. How does the layout work? What’s the condition?
What maintenance may be needed? Does the location work for you? How does the property compare with other homes in its price range? A house can photograph beautifully and still not be the right house for you.
Think About Your Future
You don’t have to know where you’ll be twenty years from now. But it’s worth considering how the property fits your plans for the foreseeable future. Does the space work? Does the payment make sense?
Does the location support your needs? Could the property remain a reasonable fit if your circumstances change?
Don’t Try to Figure Out the Entire County Alone
